Like our estate agency service, we have been created to be different and not do ‘the same’ as the rest. Here are some things that we believe make us the best choice.

High Definition Photography, Floorplans and Virtual Tour

We know of no other, local letting agent presents their properties with virtual tours and floorplan as standard. We aim to present all of our properties as well and as beautifully as we can, capturing your property’s features and qualities to generate the best enquiries and the best tenant for you.

The state of the art high definition Giraffe 360 camera captures the images whilst producing a unrivalled virtual tour to negotiate your way through the property and even zooms out through the windows. In addition, we produce a floorplan so the potential tenant has the opportunity to fully understand the layout and design even before viewing - something crucial when they are having to make prompt decisions and a unique offering to our MAP landlords.

Property Management

Our Management Service includes within our package a guaranteed rent and legal service, ensuring you have complete peace of mind while letting the property. This means we guarantee full rent protection for the total monthly rent, payable up until possession has been obtained should this be needed in the event your tenant doesn’t pay.

In addition, we cover the legal costs of obtaining possession should the tenant fail to pay rent or breach the tenancy agreement. We even include court attendance as standard, so you don’t have to. This is an unrivalled offer in West Cornwall and one we are proud to offer our Fully Managed clients.

Any landlord will fear periods where the tenant doesn’t pay their rent and you have to evict them. This is one of the worst parts of being a landlord. We have this covered.

We have a state-of-the-art computer system, whereby we can speed the payment of rent to a landlord which highlights late payments and simply produces statements that are emailed to you once payments have been made.

We have a selection of trade persons covering all areas of property maintenance, from gas engineers to general maintenance, locksmiths to electricians with normally at least 2 or 3 contractors per trade. Importantly, we require they advise us as your agent and the tenant of due liability, making sure a fault is the landlords responsibility and not tenant neglect. In addition, all invoices have a transparent process, where there is no hidden profit unlike many of our competitors.

Switching management

The transfer of management from one agent to another is often seen as a complicated matter mainly due to agents making it difficult by charging fees and unreasonable notice periods. We take the task away from the landlord by contacting the tenants ensuring they have time to switch banking details and working with them, reassuring them all the time this is in their interest too. We deal with the transfer of deposits into our custodial scheme with My Deposits. Our contract is simple after the first twelve months of a tenancy you can serve us two months’ notice without fear of a fee.

Additional Services

Inventory – We strongly recommend inventories to assist with any claim against the tenants deposit. Past experience has taught us that an independent inventory is viewed more favourably, and we outsource these. A quote specific to your property can be obtained.

Mid Term Inspections – The monitoring and checking of your property is important to confirm the property is being well maintained by the tenants, whilst making recommendations to a landlord to ensure their liability is maintained, or general advice to improve the property and tenant experience. These inspections are a requirement of our management service, with a minimum of two per year, with a written report and images forwarded to our landlords for their attention and information.

Landlord Insurance – We all know insurance companies don’t like to pay out, so to protect yourself in the right way is crucial. Our referencing company offer a specific Landlord Insurance, covering your home in a comprehensive way.

Nil Deposit scheme – In order to attract the most suitable tenant, and in conjunction with our referencing agency, Let Alliance provide a deposit of up to 6 weeks rent. The tenant must pass the references in the usual way and take out an insurance policy. This ensures you are protected, making your property stand out from the crowd.

Tenant Evict Policy – For our Let Only Landlords we can offer a policy to be taken out at the beginning of the tenancy. Should you need to evict the tenant, this policy provides the support and covers the cost for the eviction process. This is an invaluable policy, potentially saving a landlord thousands of pounds.
